Attractions of the location of Villa Eulalia
The philosophy behind the resort is to create an exclusive eco-resort, very different to the current standard in the area. It will respond totally to sustainable criteria in its layout as well as the construction of the buildings which have to be bioclimatic in design and build.
The site is located near the Mediterranean coast, around 15 km from the beaches of Mazarron, 35 km from San Javier airport, which is used by regular airlines as well as low cost carriers such as Ryan Air, BMI Baby, Flybe, Jet2, Easyjet and others. It is 15 km from the new international airport of the region of Murcia, which is due to open in 2010, 25 km from the historic city of Cartagena and 9 km from the town of Fuente Alamo. It is near to the AP-7 motorway and with connections to the A7 motorway which connects to Murcia in 30 minutes and the whole network of regional motorways.
The town of Fuente Alamo, close to Villa Eulalia Park, has a population of 14,000 and is currently enjoying rapid growth, with several town planning projects underway, including development of new resorts with golf course comprising 30,000 homes, hotels and a whole range of services to be added to those already available.
The Villa Eulalia project is being developed on a site for tourist and tertiary use where permission has already been granted for the construction of an exclusive eco-resort comprising 148 single storey properties (9,235 m2). Apart from its tourist use, other uses and services of public and social interest are planned, such as a restaurant, commercial area, sports area with heated pool and spa, saunas, jacuzzi, gym, physiotherapy, etc. (1,194 m2).
The remaining 56,342 m2 will consist of private and common green spaces, parking for 109 vehicles, roads and general service areas.
The site has been granted final planning permission for the construction of an eco-resort tourist complex with a building allowance of 0.13 m2 / m2 = 10,463 m2 in total. All the buildings will be single storey with a semi-basement and solarium, except for an area of communal use, to be defined, which will be on two floors.

This boutique style eco-resort transmits the lifestyle of a typical Spanish village in many ways. It is situated in a rural area near to the Mediterranean coast in the region of Murcia, southeast Spain. It is an attractive and different eco-resort in its conception of a development of Mediterranean style country properties based on bioclimatic architecture and with products and eco services that are totally distinct from other developments.
It was created to provide for the enjoyment of a different lifestyle. It has been designed with a feel for traditional Spanish culture to give its residents a genuine and distinct experience. Our objective is to exceed expectations in all aspects of the services we provide with excellent value for money. This would include access to fruit orchards and vineyards to enable residents to enjoy fresh fruit and even wine made in the resort from its own vineyard; all of this within a genuinely local and typically Spanish ambience.
The region of Murcia boasts an excellent climate year-round with over 320 days of sunshine a year. Winter temperatures can reach 21°C, ideal conditions for health and well-being; an excellent local cuisine, low cost of living and peace and quiet, excellent links with low cost flights throughout Europe, first class links with the national motorway network and, above all, standards of security and confidence in keeping with the present time.
What does ‘Boutique’ mean?
BOUTIQUE - Como te he comentado antes, boutique, en ingles, se refiere a solo ciertos tipos de hotel o tienda.
Boutique is an original design concept that integrates intrinsic as well as extrinsic aspects of the resort to fully integrate into the surroundings and traditional culture of the area. The Villa Eulalia properties will be single storey rather than high-rise apartment blocks that are common in many resorts. Above all, it is about spoiling the resident in the design and execution of the services on offer.

148 independent, single storey properties with semi-basement area, solarium and pool. Maximum size of properties is approx. 80 m2.
Type of construction
These will be rustic Mediterranean style homes, combining the elegance of traditional lines with more avant-garde elements, exclusively and fully equipped to high quality specification, including ecological heating, fully fitted kitchens, rustic style barbecues, solarium, attractive porches with surrounding garden and the option of a private pool.
They will be designed using sustainable and eco efficient criteria within parameters of bioclimatic architecture, with Feng Shui and eco concepts in the use of materials and modern, low consumption white goods as well as the use of renewable energy for heating and cooling without compromising the architectural style of the development. There will be private alarm systems and demotics.
Living on Villa Eulalia
It is anticipated that different options of occupation will be offered on Villa Eulalia such as fractional ownership, Life lease, short and long term rentals etc as the properties will not be available to own on a freehold basis.
Fractional ownership gives a person the chance to purchase a property starting with a 25% share of the property.
Lifelease ownership is measured by owning the right of use of the property for a period of time, in this case being 35yrs after which the property will revert back to the developers.
Short term holiday use will start at one month and extend to three months at a time.
Long term renting will be considered.
